Local: Residential has been appointed Development Victoria’s development partner for Parcel A at Fitzroy Gasworks, completing the line-up of delivery partners for the inner-Melbourne urban renewal precinct.
The appointment, announced last week by the Honourable Harriet Shing MP, will see Local: deliver around 360 apartments, including more than 100 affordable dwellings (33 per cent of the parcel). A portion of the affordable allocation, 10 per cent, will be designated for First Peoples.
Dan McLennan, Co-CEO of Local: Residential, said the appointment reflects the role build-to-rent can play in supporting housing access in established suburbs.
“Local is delighted to be appointed as the partner to deliver Parcel A of Fitzroy Gasworks, and it is a privilege to be entrusted with the final piece of such an important precinct,” McLennan said.
“The delivery of around 360 apartments, including over 100 affordable dwellings, representing 33 per cent of the parcel, showcases Local's ability to fulfil the vision we had for build-to-rent: to provide excellent long-term rental housing and make a genuine contribution to those who are otherwise excluded from the rental market in suburbs like Fitzroy.”
Local: will work alongside the Inner North Collective Joint Venture, which is delivering Parcels B and C, with the partners expected to coordinate design and delivery to support a cohesive precinct outcome.
Development Victoria CEO Anne Jolic welcomed the appointment and noted the significance of the site and scale of the project.
“Thrilled to have Local: Residential delivering this significant project in an amazing location,” Jolic said.
The announcement follows confirmation that the planning permit for Parcels B and C has been approved, enabling around 230 additional homes beyond the 820 already planned for those parcels.
The uplift brings the overall precinct from around 1,200 homes to around 1,400 homes, with a minimum 20 per cent to be affordable housing. Plans also include 145 additional public parking spaces and expanded open space.
Development Victoria’s Executive General Manager Precincts, Niall Cunningham, said the project had reached this stage after extensive remediation and community engagement.
Already home to the Wurun Senior Campus and Bundha Sports Centre, Fitzroy Gasworks is positioned to become a new mixed-use neighbourhood with access to public transport, cycling routes, schools and major employment areas.
